FEES & INFORMATION
 

We need to have cleared funds at each stage to move forward with your application.

  • Holding Deposit – Payable upon application to reserve the property and take it off the market, equal to one week's rent, which will be deducted from the first month’s rent as we begin the tenant application process.

  • Security Deposit – Payable upon signing the Tenancy Agreement. This deposit is fully refundable at the end of your tenancy, provided all terms have been met and the property is returned in satisfactory condition, in line with the inventory. The deposit will be registered with the Deposit Protection Scheme (DPS). Move UK Letting Agents (Cheltenham) Limited will act as a stakeholder and will adhere to the rules for deposit protection and the procedures outlined by the DPS.   • First Month’s Rent – Due upon signing the Tenancy Agreement.

We cannot allow entry to the property under any circumstances until the first month's rent and security deposit have been paid in full.

  • Subsequent months’ rent – Payable by bank Standing Order, three days in advance of the rent due date.

  • Fees for Late Payments: Interest on late rent payments will be charged at 3% above the Bank of England base rate for each day the payment remains outstanding.

 

  • Call-Out Charge for Lost Keys: During working hours: £45.00. Outside of working hours: £115.00. Please note that the tenant will also be responsible for the cost of any replacement locks and keys.

  • Change in Tenancy: Each tenant is responsible for rent payments for the entire duration of their contract. If a tenant wishes to change their tenancy to another individual, this must be mutually agreed upon by both the tenant and the lettings agent; otherwise, the original tenancy agreement will remain in effect. The tenant will be required to cover the actual costs associated with the tenancy changeover process. These costs typically include the following:

Referencing the new tenant: £24.99

Inspection: £58.80
Creation of a new tenancy agreement: £274.80
Re-registration of deposits: £36

  • Early Termination of Tenancy (subject to landlord approval): A fee of £600.00 will be charged to cover the landlord's costs for re-letting, as well as any rent due under the tenancy until either the start date of the new tenancy or the end date of the current fixed agreement, whichever comes first.

  • Holding Deposit Refund Policy:

If the landlord withdraws the property prior to the tenancy agreement being signed, the holding deposit will be refunded.

However, if the application is unsuccessful due to the applicant providing false or misleading information, failing a Right to Rent check, withdrawing from the tenancy, or failing to take reasonable steps to progress the application within 15 calendar days (or an alternative deadline agreed in writing), the holding deposit will not be refunded.
