MAINTENANCE REQUEST

If you have a non-urgent maintenance issue, submit a maintenance request by clicking the button at the bottom of the page. If the issue is urgent - please check the urgent criteria below and contact us.

Urgent issues: We aim to attend within 24 hours.​

Urgent issues are considered emergencies that could cause serious damage or risk to safety, including: 

  • Major water leak

  • Loss of electric

  • No Heating 

  • No hot water

  • Gas leak

  • Fire

  • Burglary

  • Smashed window

Non-urgent issues: We aim to respond within 7 days and resolve within 14 days or within a reasonable timeframe, depending on the repair and access required.

Non-urgent issues do not pose immediate risk and can include issues such as: 

  • Dripping taps

  • Minor wall or paint repairs

  • Loose handles, cupboard doors, or drawers

  • Small stains on carpets or flooring

  • Broken blinds, lampshades, or mirrors

  • Any cosmetic or decorative issues

(*Please note: If a contractor is called out to resolve a preventable or non-urgent issue then you will be charged.

Lost keys are not an urgent maintenance issue, however if you need to order a replacement key there is a £45.00 charge (during working hours). Call-out outside of working hours is £115.00. Tenants are responsible for the cost of any replacement locks and keys).
